Can we claim tax relief on the monthly interest?

Question:

Our daughter lives in our buy-to-let property and no rent is paid to us. We pay the monthly interest. Are we entitled to any tax relief?

Arthur Weller replies:
If you look at www.gov.uk/hmrc-internal-manuals/property-income-manual/pim2220 you can see that if a property is not let out at a commercial rent then the landlord cannot claim all the expenses. The landlord can only claim expenses up to the amount of rent received. If you are not receiving any rent from your daughter, you cannot claim any expenses.
